Graduates from any Recognized University, Agricultural University, Open University, and Deemed University in; Arts, Science, Commerce, Home Science, Agriculture Science are eligible to appear for C.E.T.
Along with the graduates, the candidates appearing for degree examinations of March/April 2008 from any Recognized University, Agricultural University, Open University, and Deemed University in; Arts, Science, Commerce, Home Science, Agriculture Science are eligible to appear for C.E.T.
Candidates belonging to open and Reserve category must secure at least 18 and 15 marks in C.E.T.
Candidates having equivalent Degrees of other universities are not eligible for B.Ed. Admission. E.g. Sanskrit – Shastri Degree, Hindi – Sahitya Sudhakar etc.
For applicants of Open category, Other Backward Class (OBC), and Special Backward Class (SBC) category minimum 45% in degree examination. For applicants of Scheduled Caste category minimum 40% in degree examination. If any University has semester pattern then average percentage of marks for both the semesters should be considered.

Minimum percentage marks exemption
For the applicants that have served as a full time teacher for minimum two years, the above mentioned minimum percentage limit is not applicable. They only need to pass the qualifying examination.

Time table & dates for hsc,ssc examination (march 2009) of Maharashtra State Board of Secondary and Higher Secondary Education

I AM GIVING YOU OFFICIAL DATES OF EXAM HERE:

The Maharashtra State Board of Secondary and Higher Secondary Education has fixed dates of higher secondary certificate (HSC) and secondary school certificate (SSC) examinations for the students appearing in 2008-09 session.
According to an official from board office in Nagpur, the HSC examination will start from February 26, while SSC papers will be conducted from March 5. Furthermore, the board has also announced dates of viva-voce and practical exams. The HSC viva-voce and practicals will be conducted from February 6 to 24, while those of SSC will be held from February 12 to 28. The system of multiple question papers will continue this year too.
The examination will be simultaneously conducted in all eight divisions of the board - Mumbai, Pune, Aurangabad, Latur, Kolhapur, Nashik, besides Amravati and Nagpur. Last year, the HSC examination began on February 28 and SSC on March 11.

Nagpur: The official added that the students appearing as per the old syllabus will have last chance to clear HSC and SSC exams. Additionally, the students appearing for Standard XII Minimum Competency Vocational Course would appear in the exams according to the new syllabus.
As per the practice of all these years, this year too, there will be multiple question paper sets for ‘killer’ subjects like mathematics and English to prevent incidents of malpractice during examinations. There will be 30% variation in the four different sets of questions papers.
As far as subject of environment education is concerned, there will be written test of 60 marks and project work of 40 marks.
The scores of written exam and project work have to be submitted by the respective schools to the board office at the earliest. Last year, a major controversy erupted when over 3,000 students were declared failed in the subject as the schools failed to submit their marks in the subject to the board before deadline.
Elaborate police arrangements will be been made at all the centres to prevent students from indulging in unfair means. Furthermore, video shooting of the ‘infamous’ centres would be done. Various flying squads would conduct surprise checks at all the centres, the official said.

Tadoba-Andhari Tiger Reserve (TATR) is under siege

Tadoba-Andhari Tiger Reserve (TATR), a pristine and unique eco-system situated in Chandrapur district, is one of the few success stories for ‘Project Tiger’. The reserve, a major source of tiger population and endowed with rich biodiversity, is virtually under siege.

Tadoba is a major breeding centre for tigers and
leopards. It virtually supplies big cats to all major forests and habitats in the region. For this to happen, there must be corridors allowing the movement of cats into other forest areas. Thanks to growing villages and development projects, these corridors are getting blocked.
The big cats are already blockaded from South-West direction towards Agarzari and Padmapur due to extensive mining projects, with more projects proposed. In this direction, they run into a major city like Chandrapur. In fact, they have sometimes come even up to Chandrapur and made human and cattle kills. The spill-over tigers and leopards from Kolsa range presently use forest corridor towards south-east
i.e. Rajoli and Mul.
The threat to 625-sq km TATR has increased following clearance to 25-year-old Human river irrigation project by the apex court recently. Studies and records show that the spill-over tiger and leopard population of Tadoba cannot migrate towards north-west due to a cluster of small villages (Shegaon, Ashta, Wadala, Mudholi etc.). They prefer the narrow forest corridor from Sirkada-Shivni-Naleshwar while migrating towards Bramhapuri Division. The Human dam reservoir will block (see map) the corridor.
The ‘bottleneck’ forest corridor from Palasgaon (Sirkada) to Shivni would go under submergence of the project. New proposals of mines like Adani Power Project for coal blocks at Lohara, 9.8 km from TATR boundary, and Maharashtra State Mining Corporation Limited (MSMCL) at Agarzari, 3.2 km from Tadoba, are raising their heads threatening the very existence of the reserve. The MSMCL has sought nine compartments and has asked them to be deleted from TATR buffer zone.
Warns wildlife conservationist Kishor Rithe, “If these proposed projects come up, Tadoba will lose its importance. The spill-over tiger/leopard population will try to either disperse or intrude in the fringe villages like Ashta, Wadala, Navegaon, Khadsingi, Kolara, Sitarampeth, Mudholi, Ghosri and many others. It may also affect towns like Sindewahi, Chimur, Mul and Chandrapur in the near future. The damage would be far more than what you see now. Last month, a tiger killed a woman near the Rangers College, which is hardly three kms from Chandrapur.”
Rithe, who heads the Satpuda Foundation, said the Human dam clearance has now added to the worries of these 52 villages situated on the fringes of TATR. The state government and the irrigation department would be held responsible for if attacks on humans and cattle increase. Already, these villages put huge biotic pressure on the reserve. No prizes for guessing who will be the loser. Eventually, human beings will eliminate the hemmed in tigers.
According to Debi Goenka of Conservation Action Trust, Mumbai, “Instead of conserving tigers, the government itself is pushing through coal mine projects and the Human dam which
will severely impact their habitat. With this, TATR will become an island of green surrounded by brown activities. This is happening when we all agree that protecting corridors is an important issue in tiger protection.”
Goenka said tigers were moving out of TATR into adjacent forests, which are themselves under severe biotic pressure.
In such conditions, mananimal conflicts would only flare up. The logical way of resolving this would be to increase the areas under protection and try to reduce the activities that disturb wildlife. Precisely the opposite is being done.
Meanwhile, a scientific study by city-based Tiger Research And Conservation Trust (TRACT) headed by Harshawardhan and Poonam Dhanwatey has photographic and physical evidence of presence of large carnivores (tigers, leopards, sloth bears) and other small carnivores like (dholes, hyenas, jackals, jungle cats, rusty spotted cats, ratels, ruddy mongoose) in the area marked for submergence. The landscape also supports large herbivores like gaurs, sambars, chital, barking deer, four horned antelopes and many reptilian species.
WHAT IS TATR
TATR was created in 1995. The area of the reserve is 625.40 sq km. This includes Tadoba national park, created in 1955 with an area of 116.55 sq km and Andhari wildlife sanctuary created in 1986 with an area of 508.85 sq km. The reserve is constituted with 577.96 sq km reserve forest, 32.51 sq km protected forest and 14.93 sq km other areas.

MIHANS PROGRESS IS ON ITS PEAK !

Though investors may be going slow, Maharashtra Airport Development Company building city’s ambitious Mihan seems to be going full speed ahead with developing infrastructure there.
MADC is in the process of finalising a deal with Europe’s biggest hotel chain— Accor—for setting up three and four star hotels within the SEZ.
Besides 50 other companies in the process of investing in Mihan, Accor is negotiating a land deal with Mihan to set up the hotels.

Mihan flying high despite downturn

“Besides having 50 companies already in the process of investing in Multimodal International Hub Airport at Nagpur (Mihan), we are negotiating a land deal with Accor for hotels. We have already awarded a contract for setting up 2500-bed hospital to Johns Hopkins, a globally-acclaimed health services provider from US,” revealed Abdul Abid Ruhi, project manager, MADC.
The reason, as Ruhi puts it, the cost of the land in SEZs in Nagpur, considered the tenth economically fastest growing urban centre of India, is half that in metro cities like Mumbai. “In the financial meltdown, tier-two cities like Nagpur will thus be benefited as compared to the metro cities like Mumbai,” he added.
Sources said Mantri Realty, building a private SEZ close to Mihan, is also separately negotiating deals with Biocon, another reputed name in biotech and pharma, and Satyam, a well-known software institution. Shrikant Laddha and Rupesh Mowade, President and project manager for Mantri Realty’s private SEZ, said though they were going slow in construction due to economic slowdown, top banners like Biocon and Satyam were negotiating with the company for setting up their units. Besides, there have been 20 fresh inquiries for buying land. Mantri’s Rs 600 crore SEZ is coming up with its first phase of Rs 100 crore with five iconic buildings over 44 acres.
According to Ruhi, as of now there were no indications of putting on hold the construction plans by major investors. “Satyam will start construction by February next year while SICAL Logistics will begin work on its project from January 2009. Developments by L&T are also expected soon,” reveals Ruhi and his Chief Engineer colleague S V Chahande.
He said that the quota of land reserved for IT companies in Mihan was almost over. “But recently four inquiries for buying land in non-IT sector were made by companies in Kolkata and Mumbai,” Ruhi, who looked elated after answering frequent calls from Mumbai and Kolkata, said.
MADC superintending engineer S K Chatterjee said companies like DLF, Shapoorji Pallonji Info City, TAL Manufacturing Solutions Ltd (which makes parts for Boeing’s Dreamliner) and Caliber Point have maintained their pace of developments.

Nagpur univarsity gets first German graduates in 30 yrs

Five girls students of the department of linguistics, foreign and Indian languages (DLFIL) have managed to do what no one has been able to for 30 years. They have cleared the BA (additional) German literature, an examination that was instituted in 1978 by the Nagpur University.
Priti Chhabra, Kalyani Tatke, Neha Rawal, Geeta Pitale and Sampada Apte were beaming when TOI met them on Thursday. All are past students of DLFIL and the first four are now serving in the same department.
“It’s indeed a proud moment for us as our students managed to pass the examination with flying colours,” a beaming head of department P D Nimsarkar said.
He added that the course was introduced in 1978 by the late Pramod Deo, who was reader and lecturer for German language in the DLFIL. According to Nimasarkar, the achievement is all the more commendable as no regular teachers or guidance were provided to them while preparing for the exam. “All of them have achieved success with their sincerity, dedication and commitment,” Nimasarkar informed.
Former student and teacher of this department, Sunita Gaikwad who was the motivating force for these girls and one who actually guided them to have a go at the exam, told TOI that since the German literature examination was very tough only a handful of students actually attempt it. ‘Foreign languages in demand’
Nagpur: The course for German literature was less popular among students as the eligibility for appearing in the examination is the three-year higher diploma in German language from any university, informs head of the department of DLFIL P D Nimsarkar. “Initially, foreign languages were not so popular. Students who were interested were not keen to move to higher diploma or above level, and hence existence of a course like German literature was not known to students. However, things have undergone a change and foreign languages are sought after by students right from their schooldays,” he said.
“Basically, German grammar is one of the toughest among all foreign languages. Moreover, it’s a three-year course crammed into one year, hence students find it little tough to study,” says Sunita Gaikwad, former student and present German teacher of the DLFIL.
Preeti, the seniormost student, said that it was the support of teachers S Natarajan and MKN Yenkee that helped them clear the hurdle in the first attempts. “Initially, the course seemed tough. Course material was not available too. Moreover, we were working women. But we decided to give it a shot. We collected notes from the internet and old books, and also studied together,” she said. Kalyani said the studies helped them to learn the intrinsic nature of the language and they would now be teaching their students in the department.

One day after the serial blast in Delhi,the Nagpurians were scared about the blast.I inspect few people at futala lake nearer to Ambazari who were present for the eve of "Ganesh Visarjan" that they are totally feared about the blast happening all over India.
One 16 year old girl was asking for surety of her life.When I talked to her she was too senti to prevent her tears from eyes.
But,most of them said that they will not stop taking part in their daily routing life.They further told that,they will take part in Ganesh rallies & Visarjan irrespective of bomb blast.Few people were demanding for death penalties to TERRORIST.
I am sure Nagpurians will fought brave with such rubbish things !!!!!

All the happy faces, all the rhythmic drum beats, all the merry shouting, and all the bright clothes could not hide the disappointment. Lambodar was leaving, and it would be another year before he would be back. The atmosphere reverberated with the chanting of Ganpati Bappa Morya, Pudhchya Varshi Lavkar Ya at the immersion of Lord Ganesh idols.
Amidst tight security, nearly 800 Sarvajanik Ganesh idols and thousands of household Ganpatis were immersed at lakes in Telangkhedi, Gandhisagar, Sakkardara, Sonegaon, Naik Talao and Koradi till late Sunday night.
Over 2,000 police personnel were deployed along the procession route. Besides this, nearly 500 police mitras were deployed for crowd control at the immersion sites.
Witnessed by a large crowd, most of the processions began from evening and took their traditional routes to the lakes. Various cultural troupes including dhols-tashas performed during the procession. Commissioner of police Pravin Dixit and joint commissioner of police Babasaheb Kangale supervised the security arrangements. Apart from fire brigade personnel, divers were also working on immersion day free of cost.
Incharge chief fire officer Chandrashekhar Jadhav informed TOI that six fire tenders were deployed at various immersion sites. Six fire personnel were deputed with each of them to avoid any untoward incidents like drowning.
Jadhav said firemen with the help of Sonegaon police constable Munindra Iwnate rescued Mohan Chandak (60) from Sonegaon lake on Sunday evening. Similarly, an alert cop of Koradi police station rescued a youth who fell into Koradi lake while immersing Ganesh idol. Jadhav had inspected all the immersion sites personally till late last night.
Interestingly, with a view to help devotees in immersing Ganesh idols, many NGOs arranged immersion vans that parked at various parts of the city. Some NGOs had taken upon themselves to provide for an ecofriendly immersion by asking people to remove the “nirmalya” and disposing it of separately. They had also made arrangement for immersion in smaller tanks so that the water bodies were not polluted.

Almost two years after four members of a Dalit family — a woman and her three children — were killed in the small village of Khairlanji in Bhandara district, irreparably damaging the social fabric of the state, the verdict on the 11 accused is set to be delivered by fast track judge S S Das on Monday at Bhandara.
What may make the judge’s task daunting while deciding the fate of the 11 accused is the relatively weak nature of the evidence available to the prosecution despite all efforts.

State to NIT: Scrap NA cess notices, use new rules

Nagpur: Urban development ministry has directed the district collector and Nagpur Improvement Trust (NIT) chairman to cancel the non-agricultural (NA) cess notices issued to NIT plot owners of the city and reassess the cess afresh as per new rules framed by the ministry. The decision will give a huge relief to about one lakh plot owners in west Nagpur.
    MLA Devendra Fadnavis told the media that minister of state for urban development Rajesh Tope has fulfilled the assurance given to him on the floor of the house during the monsoon session of state legislature. “The old system of assessment which was patently unjust has been scrapped and the new system will reduce the cess to one-eight or one-tenth. The wrong assessment done by NIT and revenue had wreaked havoc in lives of thousands of Nagpurians.”
    The MLA said that plot owners were issued NA cess demand notes even up to Rs 1.5 lakh. Now the amount will come down to Rs 12,000 at the most, he claimed. The total NA cess as per old rules was over Rs 60 crore which has now come down to Rs 10 crore. Thus, Nagpurians have collectively got a relief of Rs 50 crore, he claimed.
    Replying to a query, corporator Sandip Joshi said that those who have already paid NA cess should file an appeal for getting their amount adjusted. New rules for NA cess welcomed
Nagpur: City BJP president Sudhakar Deshmukh welcomed the decision to assess the NA cess according to new rules and said that it was strange that NIT did not issue any demand notes from 1951 to 1982.
    “One fine morning they realised that they were not collecting NA cess and issued demand notes pertaining to several years. Citizens moved the court against NIT’s order and obtained a stay. The stay was finally vacated by Supreme Court in 2000.” How can plot owners be blamed for not paying NA cess, he asked.
    Civic activists M W Omkar and Ramesh Kaskhedikar said that NIT had created 52 layouts in West Nagpur since 1951 having an area of 3397.80 hectares. Out of this 1,500 hectares were reserved for roads only but plot owners were asked for pay NA cess for this area.
THE OLD
    The assessment was done at the prevailing rates. For example, if your grandfather had leased the plot in 1951 and you were issued a demand note in 2002. NIT calculated the cess for 51 years on the basis of rates prevailing in 2002
    Block assessment was done considering an NIT layout as a base. As a result you were asked to pay NA cess for roads, open spaces and parks in your layouts
    NIT levied penalty on plot owners for not paying NA cess on time which it never took for 50 years VERSUS THE NEW
    Assessment will be done as per rates prevailing at the time of lease and subsequent changes. Say the rates were hiked in 1962. You will levied NA cess at 1951 rates for eleven years. Then it will levied at 1962 rates till the time rates were changed and so on
    Individual assessment will be done on the basis of your plot area and its usage. This means you will not pay for land coming under roads and parks in your layout
    The clause pertaining to penalty will be outrightly scrapped

This rule brings few advantage as well as disadvantage to "AAM ADMI" .Ladies and womens are suffering the most as their beauty is in danger.The big problem is how to carry helmet?also side viewing get affected by helmets with close ears.Most of the people treating it as load.If you look at traffic of Nagpur it is one of the slowest as compared to other cities so question arises why Government is forcing the issue.

The woes of Nagpurians suffering from load-shedding have been further compounded as Maharashtra State Electricity Distribution Company Limited (MSEDCL) has increased load-shedding by 45 minutes.
The MSEDCL, in a public statement, claimed that due to scanty rainfall and lower availability of power from Dabhol and Mahagenco the demand-supply gap has increased. The MSEDCL had to resort to extra high voltage (EHV) openings that is emergency load-shedding to keep the power system from collapsing.
In view of this situation the MSEDCL decided to increase load-shedding as an emergency measure. The new load-shedding schedule has come into effect from July 9.
The duration of loadshedding in Congress Nagar has been increased from 3 hours to 3 hours 45 minutes while in Mahal, Gandhibagh and Civil Lines it has been increased to 5 hours 15 minutes. The MSEDCL officials said that the reasons behind power shortage was that as a number of generators had been taken up for annual maintenance, there was a shortfall of 1,600 MW, while power generation from the Dabhol plant had come down from 1,000 MW to 300 MW. As a result, the availability of electricity has reduced from 11,000 MW to 8,700 MW.
Last year, in the month of July, there was a demand of 10,600 MW. This time, the demand has increased to 13,000 MW of electricity. “In the days to come, the state will face a more grim situation if there is no rainfall,’’ the officials said. Also, there is no scope to procure electricity from any neighbouring state or the central sector, they added.

New Delhi: Going a step ahead of its competitors, Bharat Sanchar Nigam Ltd (BSNL), the country’s largest telecom service provider, slashed STD charges on its cellular and fixed-line networks by up to 50% on Monday. BSNL’s STD rates are now the lowest in the country.
The telecom PSU has reduced STD call charges to all networks from its landline to Rs 1.20 per minute from Rs 2.40.
Intra-circle call charges within the BSNL network and inter circle (STD) call charges to all networks have also been reduced by 50% per cent, BSNL CMD Kuldeep Goyal said all rate revisions will take effect immediately.
The STD rate for BSNL’s postpaid mobile services has been reduced to Rs 1.20 per minute from Rs 2-2.40 when the call is made to a BSNL network and to Rs 1.40 per minute to other networks. For postpaid customers, local calls will be charged at a flat Re 1 per minute irrespective of networks.
Roaming charges under prepaid and postpaid services have also been revised. All incoming calls while roaming will be charged at Re 1 per minute, down from Rs 1.75. The company has also introduced an offer under which a BSNL customer can choose one BSNL number each to make a local call at 20 paise per minute and STD call at 60 paise per minute. No additional charge will be levied for this facility.
For prepaid customer too, STD tariff has been reduced from Rs 2-2.40 per minute to Rs 1.20-1.50. Two new plans, Saral Anant and Super One India, have also been launched. TNN

Deekshabhoomi a nagpur estate review

Deekshabhoomi(Dikshabhoomi) is in the city of Nagpur in the state of Maharashtra in India.

Bharat Ratna Dr.Babasaheb Ambedkar, along with thousands of his followers, converted to Buddhism on October 14, 1956 at Deekshabhoomi in western Nagpur near the Chokhamela Hostel Ramdaspeth. Since then, the site has been regarded as a pilgrimage centre for Buddhists, with a memorial being constructed at the spot. This started with construction of a Bhikshu Niwas in 1968, followed by a P/G degree college, and, finally, a majestic towering monument consisting of replicas of gate of Sanchi Stupa, constructed at a cost of Rs. 6 crores. 5000 Bhikshu can be accommodated in each story. The diameter and height of the dome is 120 feet. Granite, Marble and Dholpur Sandstone have been used for the construction of this 4000 sq. ft. hall.

The President of India has recently inaugurated this majestic monuments that is a symbol of national integration and secularism and a place of pride for Nagpurians.

History

Human existence around present day Nagpur city can be traced back 3000 years to 8^th century BC. Menhir burial sites at Drugdhamna(near Mhada colony) indicate megalithic culture existed around Nagpur and is still followed in present times^[13]. The first reference to the name Nagpur is found in a 10^th century copper-plate inscription discovered at Devali in the neighbouring Wardha district. The inscription is a record of grant of a village situated in the visaya (district) of Nagpura-Nandivardhana during time of Rastrakuta king Krsna III in the Saka year 862 (940 CE). ^[14]^[15] Inscription found at Ramtek show that during the 12th century AD Nagpur and its surrounding regions formed the part of the thickly wooded country called Jhadimandala under Yadavas of Devagiri.^[16] However, tradition ascribes the founding of Nagpur to Bakht Buland, a prince of the Gond kingdom of Deogarh in the Chhindwara district. In 1743, the Maratha leader Raghoji Bhonsle of Vidarbha established himself at Nagpur, after conquering the territories of Deogarh, Chanda and Chhattisgarh by 1751. After Raghoji's death in 1755, his son and successor Janoji was forced to acknowledge the effective supremacy of the Maratha Peshwa of Pune in 1769. Regardless, the Nagpur state continued to grow. Janoji's successor Mudhoji I (d. 1788) came to power in 1785 and bought Mandla and the upper Narmada valley from the Peshwa between 1796 and 1798, after which Raghoji II (d. 1816) acquired Hoshangabad, the larger part of Saugor and Damoh. Under Raghoji II, Nagpur covered what is now the east of Maharashtra, Chhattisgarh, Orissa, and parts of Madhya Pradesh and Jharkhand.

In 1803 Raghoji II joined the Peshwas against the British in the Second Anglo-Maratha War. The British prevailed, and Raghoji was forced to cede Cuttack, Sambalpur, and part of Berar. After Raghoji II's death in 1816, his son Parsaji was deposed and murdered by Mudhoji II. Despite the fact that he had entered into a treaty with the British in the same year, Mudhoji joined the Peshwa in the Third Anglo-Maratha War in 1817 against the British, but was forced to cede the rest of Berar to the Nizam of Hyderabad, and parts of Saugor and Damoh, Mandla, Betul, Seoni and the Narmada valley to the British after suffering a defeat at Sitabuldi in modern-day Nagpur city. The Sitabuldi fort was the site of a fierce battle between the British and the Bhonsle of Nagpur in 1817. The battle was a turning point as it laid the foundations of the downfall of the Bhonsles and paved the way for the British acquisition of Nagpur city.^[17]Mudhoji was deposed after a temporary restoration to the throne, after which the British placed Raghoji III the grandchild of Raghoji II, on the throne. During the rule of Raghoji III (which lasted till 1840), the region was administered by a British resident. In 1853, the British took control of Nagpur after Raghoji III died without leaving a heir.

From 1853 to 1861, the Nagpur Province (which consisted of the present Nagpur region, Chhindwara, and Chhatisgarh) became part of the Central Provinces and Berar and came under the administration of a commissioner under the British central government, with Nagpur as its capital. Berar was added in 1903. Tata group started the country's first textile mill at Nagpur^[18], formally known as Central India Spinning and Weaving Company Ltd. The company was popularly known as "Empress Mills" as it was inaugurated on 1 January 1877, the day queen Victoria was proclaimed Empress of India. Political activity in Nagpur during India's freedom struggle included hosting of two annual sessions of the Indian National Congress. Non-cooperation movement was launched in the Nagpur session of 1920. In 1925,K. B. Hedgewar founded RSS, a Hindu nationalist organization in Nagpur with an idea of creating a Hindu nation.

After Indian Independence in 1947, Central Provinces and Berar became a province of India, and in 1950 became the Indian state of Madhya Pradesh, again with Nagpur as its capital. However when the Indian states were reorganized along linguistic lines in 1956, the Nagpur region and Berar were transferred to Bombay state, which in 1960 was split between the states of Maharashtra and Gujarat. At a formal public ceremony on October 14, 1956 in Nagpur B. R. Ambedkar along with his supporters converted to Buddhism starting Dalit Buddhist movement which is still active. In 1994, city witnessed its most violent day in modern times due to Gowari stampede deaths.

`Empress City’ in Nagpur a review

KSL to develop 400 crore “Empress City”

The project will be implemented by Reward Real Estate Company Pvt Ltd, a wholly-owned subsidiary of KSL and Industries Ltd, a company release said.

Reward Real Estate would work with architect Hafeez Contractor, Shapoorji and Pallonji, the construction group and Singapore based company for landscaping.
KSL and Industries acquired Tata textile unit, Empress Mills that is now developed as an integrated township project which is expected to be completed in 24 months by December 2007.
“The project comprises of information and technology park, a 400 room five star hotel, shopping mall, multiplexes and 600 luxury residential apartments,” Reward Real Estate Company Pvt Ltd President Sorabh S Tayal said.
The size of residential flats would range from 1,000 to 1,500 square feet and there would be 10 to 12 residential towers in the project, he added.
The bookings for the IT park and shopping malls have already started while the booking for the residential area would start from January.

Indore-Nagpur-Dubai flight soon

NEW DELHI: AIR-INDIA Express is likely to introduce Indore to Dubai via Nagpur flight soon, the Minister for Civil Aviation, Praful Patel informed the Lok Sabha on Thursday.

In a written answer to Sumitra Mahajan, the Minister said Air-India Express has plans to introduce flights from Indore to Dubai via Nagpur on availability of Customs and immigration facilities at Indore Airport. In another written reply, Patel said while the National Aviation Company of India Limited does not have immediate plans to introduce more air services from Aurangabad, Pune and Nagpur due to non-availability of spare capacity, Lufthansa airline of Germany has proposed operations on Pune-Frankfurt route with an all Business class A-319 aircraft. MAH LEADS IN JNNURM: Minister of State for Urban Development, Ajay Maken confirmed in the Rajya Sabha on Thursday that Maharashtra is now one of the leading States under the Jawaharlal Nehru National Urban Renewal Mission (JNNURM) with 56 projects being approved at a cost of Rs. 7732.45 crore. Gujarat and Andhra Pradesh have been sanctioned 55 and 39 numbers of projects respectively. The Government of Maharashtra has submitted 141 project proposals costing Rs. 36379.27 crore. Detailed Project Reports (DPRs) which are found to be in compliance with the guidelines of JNNURM are considered by the Central Sanctioning and Monitoring Committee for approval. 56 DPRs have been sanctioned for Maharashtra at a total approved cost of Rs. 7732.45 crore.

Ahmedabad, Chandigarh, Indore, Kolkata and Nagpur, the Tier III cities in India are best positioned to emerge as major centres for offshoring activities by IT companies over the next five years, according to a recent Jones Lang LaSalle report.

The report titled “India - The Next IT Offshoring Locations. Tier III Cities”, which is part of the firm’s World Winning Cities research, highlights these five cities as fulfilling the requirements that IT companies look for, when deciding on offshoring locations, namely availability, costs of labor and real estate, business environment as well as physical and social infrastructure.

Comparison :
Nagpur currently provides a cost advantage of about 15 per cent over Kolkata, which offers a 10 per cent cost advantage over Pune. From a real estate perspective, Kolkata provides the largest availability of grade A office space, with large developers such as DLF and Unitech, who have traditionally operated in Tier I cities now operating in Kolkata.

From a facility cost view, Nagpur and Ahmedabad provide a 25 to 30 per cent cost advantage over Kolkata and Delhi. Ahmedabad and Chandigarh provide the highest cost advantage amongst the Tier III cities and are therefore likely to attract occupiers that place a high weight on the cost factor

Indian Real estate Market
Some industry players feel that there are pockets of Tier II and Tier III cities in North India, which have seen massive escalation of price over the last six to 12 months, which may not be sustainable in the long run. Whether the stock market meltdown triggers a correction in these markets remains to be seen. On the whole, rising real estate prices may take a breather in certain pockets but there will be no holding them back across the board, they say.
A PricewaterhouseCooper’s report says the venture capital fund flow in the sector could touch $7 to 8 billion over the next 18 to 30 months. The US alone is said to have committed $2 billion for Indian real estate.
Consultancy firm Cushman& Wakefield study says urban India alone requires 12 million housing units with scope for 400 townships in 5 years across 30-35 cities, each with a five lakh population. Today, real estate is giving 20-50 per cent returns, up from 15-20 per cent a few months ago. So, anyone who can afford it, is parking his money in this asset class,” says a property consultant.
Prices of homes in India have on average tripled in the last two years and will probably expand fourfold in the next three to four years, they said.
According to a Deutsche Bank study “Building Up India” around $850 million additional capital was invested into Indian real estate in 2005, much of it as lending by commercial banks to the sector. Private property companies and individuals’ holdings of real estate also grew by 40 per cent year-on-year. With huge amounts being raised this year, it is very likely that 2006 too will see a high growth. Growth in the housing market, too, should continue despite higher interest rates, because mortgage debt as a percentage of the GDP is only 5 per cent, very low by international standards.
Real estate benefits in either case – whether the Sensex booms or tumbles. The profits booked in scripts are invested in real estate as a safe investment and when

OFFICE PROPERTY :
Office property market in India is booming. There is great demand for modern
office buildings in India. The demand for new office spaces alone has grown from
estimated 3.9 million sft in 1988 to over 16 million sft in 20045. Cumulative
demand for office space in India between 2005-2008 is estimated to be in excess
of 85 million sft. This represents an annual growth rate of 14.5 % over the next
three years or approx. 20 million sq. ft. per year. Approx 80% of this demand
is created by IT & BPO sectors.
ITES contributes 28% of the total software service export from India during the
year 2004. ITES and BPO segment registered a growth of 54%. NASCOM and
McKinsey study has predicted that ITES sector in India will provide additiona

It is estimated that presently additional 46 million sq ft. for malls, multiplexes is being added in India out of which 32 million sft is spread over across seven major Indian cities. As many as 45 malls with over 9.5 million
sft of retail real estate is expected to come up in tier-2 cities like Jaipur,
Chandigarh, Ludhiana, Nagpur, Baroda, Surat, Kochi by end of 2007.

Real estate is estimated to capture about 18-20% of the total FDI coming to India
in 2005-2006. Close to US $ 1.2 billion worth of real estate investments are
foreseen to be made by real estate venture capital funds in 2006-2007.

Realty on the upsurge
BANGALORE: India’s real estate investment market has grown rapidly over the past three years. Average return of around 50 percent per annum in the sector for last four years has attracted huge investments from various quarters.

The main sources of investments in the sector are high net worth individuals (HNI), private equity funds and now the foreign direct investments (FDIs) as the government has partially relaxed FDI regulations in Feb 2005.

According to global consultancy firm CB Richard Ellis, the response from foreign investors is overwhelming . In a report, the firm says that by varied estimates, more than $15 billion (Rs 70,000 crores) of foreign funds are awaiting investments into India.

In the last one and a half year, domestic realty funds have also raised $4.5 billion (Rs 20,500 crores) to invest in the real estate sector. However, there is no official estimate made on the investment from HNI group. But according to banking sources the amount could be anywhere around Rs 1 lakh crore.

MD of CB Richard Ellis, South Asia, Anshuman Magazine says that the money is not a problem for the real estate sector, it is there. But the problem is the availability of good quality investment opportunities in the country. If the real estate market becomes more transparent, the fund flow would further improve.

The good news is that things are improving. According to Jones Lang LaSalle’s latest Global Real Estate Transparency Index (2006), India has achieved one of the region’s most significant improvements in real estate transparency over the past three years.

Moreover, the increasing participation of foreign investors and the emergence of new investment vehicles including the introduction of real estate investment trusts (REIT) will continue to force the pace of structural change over the remainder of the decade.

However, as large amount of funds are chasing few good projects in Tier I and Tier II cities like Delhi, Mumbai, Bangalore, Pune Hyderabad and Chennai, the prices have gone up substantially in the last four years. This has reduced the expected returns on investment in these cities.

However, the return could be maximised if one chooses the right investment locations and segments. JLL in its report point out that India is a vast and diverse country, and risks can be reduced by careful selection of location and segment like residential, commercial and retail. Suburban offices, retail and the residential sectors are likely to offer the greatest opportunities over the short and medium term.
Commercial

The demand for offices in suburban market is likely to grow with the rapid growth of IT and ITES sector at more than 30 annually. Strong growth in emerging sectors such as telecoms, financial services, pharmaceuticals and biotechnology will also boost demand and broaden the occupier base, the JLL report points out. State-of-the-art campus developments are expanding rapidly, and sale & leaseback opportunities are emerging.

Residential

Favourable demographics, urbanisation , rising incomes and easier access to finance are fuelling strong demand for residential accommodation. India has an acute shortage of housing, with analysts assessing a shortfall in urban areas of over 20 million units. The rise in the interest rates might affect it temporarily but if the overall growth is maintained, the demand for residential real estate will continue to grow.

Retail

India has huge potential for retail expansion, and the sector is growing in the region by 10 percent a year. Organised retailing currently accounts for only 2-3 percent of the market, but the sector is undergoing structural change, with leading domestic retailers going through rapid growth, format migration and consolidation, JLL report adds.

There is a huge untapped potential for high quality shopping mall development . Liberalisation of FDI norms will create opportunities for cross-border investors, mall developers and operators. This will also increase the investment opportunities for domestic investors.

Cities

Tier I cities Mumbai, Delhi and Bangalore will remain the preferred option for many new market entrants. but there are fewer partnering opportunities. The returns from rental income is in the range of 9.5 to 10 percent of the capital value of the commercial real estate assets in the Tier I cities.

Tier II cities are currently favoured - notably Hyderabad, Chennai and Pune - where there are greater partnering opportunities. Prime office yields in Tier II cities are in the range of 10.5-11 .5 percent, compared to 9.5-10 percent in Tier I cities.
Tier III cities first mover advantage can still be achieved, where office yields in the region of 12 percent of the capital value. Kolkata and Ahmedabad, the largest Tier III cities, are displaying impressive economic dynamism . Of the smaller cities, the report favours Chandigarh, Ahmedabad, Kochi, Mangalore, Mysore, Jaipur, Thiruvananthapuram and Bhubaneshwar .

Nagpur has distinctive zones marked for differential land costs. There are high cost attached to dense areas. There are high cost attached to older areas. There are high cost attached to areas close to roads. High costs are also attached to commertial and strategic areas.The central areas are more costlier than other areas due to historic settlement pattern along with forts and railways.But as development of Nagpur being the core of NIT( Nagpur Improvement trust) ,it planned and establised some quality residential areas in Nagpur. The residential planning focus was Western part, therefore the cost of Nagpur is more on west that east. Seeing current development happening on Wardha road I.e on NH6, the current appreciation in this part of the city has soared at historic high levels. However the rich and affluent mass likes to reside in West Nagpur, where as most of the slums are observed in east and South -east areas. Older city is more towards east.

As city is growing the suburbs are getting closer and closer to Nagpur, the prominent suburbs are Kamptee on north east, Mauda on east, Umrer on south-east , on south Majewada, on soth-east Butibori, on north-east Kondhali and on North side Kalmaner and Koradi.

Black area-The older part of city is towards east which is Itwari, Mahal and Central avenue road. Being old, the density of human settlement is naturally high here, so are property rates. Most of the trading community resides here. Most of the area is covered by old shops along the roads. The planning of Nagpur started well early, the focus was set on west Nagpur .One can see pleasant residential areas in West Nagpur than east like Civil Lines where government officials reside. Some black areas are seen in the west. They are well developed commercial spots like Ramdaspeth, Dharampeth occupied by private hospitals or by hotels or by showrooms. Progress of Mihan project

The consultancy services for Planning, Designing and Project Management Services for infrastructure facilities like Water Supply, Sewage Disposal and Storm Water Drainage System in the MIHAN project area has been awarded to M/s. Kirloskar Consultants Ltd. The consultants have submitted the Interim Report. The alignment for water transmission pipeline from Wadgaon dam to project area has been tentatively fixed and a proposal has been made to the Irrigation Department for water reservation of 61MLD from the Wadgaon reservoir. The bid documents for water supply, head works at Wadgaon and transmission main, water and sewage treatment plants and the distribution network are likely to be ready shortly. Similarly, tender document for the power distribution system will be ready for inviting tenders soon. Consultancy services for environmental study for Captive Power Plant of 100 MW capacity has been given to M/s. Scott Wilson Kirkpatrick India Pvt. Ltd. (CARE), Mumbai who have rated the BBB (L) credit rating for our project, have been appointed for advisory services for selection of a private developer for Modern township projects in MIHAN. Development of the Modern Township in MIHAN project on about 30 Acres has been awarded to M/s. Reatox Builders & Developers.
For Feasibility Study, Business plan and other services for setting up of Health City in MIHAN, SEZ has been awarded to M/s. Ernst & Young Pvt. Ltd. The Application for environmental clearance is already submitted to Ministry of Environment & Forest. The queries raised by them have been complied and replied. The GoM has already given the environment clearance.

Work has started for planning & designing of Telecommunication Network in collaboration with M/s. TATA Teleservises Maharashtra Ltd.

Plot purchase in Mihan SEZ

1.M/s. Satyam Computer Systems Ltd. has purchased 100 Acre of land for establishing IT campus in MIHAN SEZ. The MoU was signed on December 5, 2005.
2.M/s. Shapoorji Pallonji & Co. Ltd. had applied for 100 Acre of land for Information Technology Park. The land has been allocated to them.
3.M/s. L & T Infocity have expressed interest in 120 Acre of land for developing an IT campus, similarly other leading IT firms have expressed interest in developing their campus in the MIHAN, SEZ.

Immediate effects
MADC has constantly persuaded Airlines to operate from Nagpur. Air Deccan has started operations from September 12, 2005. Air Arabia has also started operations from October 16, 2005 and other domestic airlines have approached Nagpur airport authorities for night parking.
Consortium of bankers have sanctioned a loan of Rs.4000 Million and the State Govt. has allocated Rs.1000 Million for the MIHAN project.

VCA Cricket stadium on Wardha road in nagpur review information

DON’T be surprised if the list of best cricket stadiums in the world soon have the name of Vidarbha Cricket Association (VCA). It’s now just a matter of few months when the association’s dream project at Jamtha will be ready to host international cricketing action. Construction of the new stadium has entered the final phase. Work is going on round-the-clock and by January 2008 the stadium will be ready for action.

“We are expecting the stadium to be ready by this December-end,” said Adv Shashank Manohar, VCA President, while showcasing his dream that is taking a spectacular shape. Manohar had vowed to complete the new stadium before he quits his post in 2009. He is soon going to realise his promise.

The project, being built by eminent Design & Construction Company, M/S Shapoorji Pallonji & Co Ltd, Mumbai, was supposed to be over by August 2007 but the designs underwent a lot of changes extending the time period by four months. “We had to alter a lot of designs keeping in mind the comfort of players and public alike. The entire stadium will have more facilities including large-size seats,” said Manohar while explaining in detail utilities in the stadium. With the new designs the stadium will have a capacity to accommodate 45,000 people.

A total of 40 air-conditioned corporate boxes with 15 seats each and VIP galleries are ready, each with separate foyers. The players’ dressing rooms, situated on the first floor at the south end, are large in size with each consisting of a sit-out, a gym, a medical room and lunch room. A staircase will lead the players straight into the ground. Just behind the dressing room will be four practice wickets with box nets. The ground will have five main wickets in north-south direction. The stadium’s total cost has now gone upto Rs 55 crore and is likely to increase. However, Manohar is confident of raising the fund. “We have the capacity to take care of the additional expenses. Whatever be the case we will never compromise on quality,” he stated. Manohar’s stress on quality work is justified when one visits the club house.

The structure built on an area of 50,000 sq ft has all the modern amenities under one roof. The 7000 sq ft banquet hall is equipped with 40 air conditioners and is on the verge of completion. The club house will house 20 luxurious rooms of 400 sq ft each on two floors with plush interiors including Jaguar fittings in the bathrooms. Four suites add to the glory of the club house. An air-conditioned multi-cuisine restaurant, bar, party hall, a 62,000 sq ft lawn for party purpose, modern sports infrastructure including gymnasium, health center & spa, an Olympic standard swimming pool, four synthetic tennis courts, two wooden badminton courts, table tennis hall, two squash courts, billiards and snooker room and a card room. The library will also have a sit-out on the adjacent terrace with lawn and resting chairs. The association also plans to set up a sports good shop in the club house. Manohar said the club house will start functioning by September-end. The new stadium construction committee headed by Sudhir Dabir and including Prakash Dixit, Prafull Doshi, Rajan Nair, Suresh Junghare, Percy Nazir, S M Marathe, Gurunath Modak, Ajay Mokashi and Rajeev Gokhale is looking after the last phase of the work .

Besides the airport, the proposed project involves a road-rail terminal, a special economic zone (SEZ) and other urban amenities. An IT park spread over 400 hectares in the SEZ will house IT majors like Satyam Computers, TCS, Patni Computers as well as Microsoft. Dell too has evinced interest in Nagpur. The Boeing MRO facility has alrady been talked about.

In the Special Economic Zone, units may be set up for manufacturing of goods, rendering of services, production, processing, assembling, trading, repairs, packing and repacking.

In addition, attractive fiscal incentives, soft regimes of taxes for developers and entrepreneurs, productivity-friendly labour laws and simpler procedure shall also be offered in the zone, as has been available in other free trade zones all over the world.

A separate 60 hectares have been allocated within the SEZ for the Health City, which is expected to provide about 2,000 beds in various multi-speciality hospitals.

Private players will operate one or more specialised units in the Health City. The proposed Health City, envisaged as the preferred destination for health tourists all over the world, shall be located in the SEZ, providing the operators tax concessions and other benefits as per the SEZ Act 2005.

There is also a plan to develop a modern township within MIHAN on about 30 acres of land.

International Airport

To meet the increase in demand of air traffic in India and provide the required world-class infrastructure the Govt. of Maharashtra along with the Ministry of Civil Aviation, Govt. of India has taken the step of developing the existing airport at Nagpur to international Standards.

Health City

The Health City shall be spread over 60 Hectares of land within the SEZ. It will provide about 2000 beds in various multi-specialty hospitals. This shall be accompanied by various support facilities like Common Diagnostic Center, Common Waste Disposal Facilities, Economy and Luxury Class accommodation for relatives or companions, Training Institute for Nurses and Technicians. Private players will operate one or more specialised units in the Health City. The proposed Health City, envisaged as the preferred destination for health tourists all over the world, it shall be in the SEZ giving the operators the tax concessions and other benefits as per the SEZ Act 2005. MADC has proposed a 100 MW coal based Captive Power Plant with back up generators spread over an area of about 52 Hectares. The power plant is being modeled without any assistance of grid power. The proposal is to have an uninterrupted assured power supply to the units in the SEZ area with the permissible voltage fluctuation 5%. Because of the benefits of the SEZ, the project cost will go down by about 30% and also the cost of power at the end use will be economical. The power project is being established on BOT basis on public-private partnership principle. A competent BOT player, who will establish the power plant and carry out the transmission and distribution network in the area, will be selected on the least energy cost basis.

Rail-Road Terminal

A Rail and Road Terminal has been planned, which will cover an area of about 200 Hectares.
This Road and Rail terminal along with the airport will give an excellent multi-modal advantage with the interface of Air, Rail and Road Transport. MAHARASHTRA AIRPORT DEVELOPMENT COMPANY LTD. has been constituted by Government of Maharashtra to have focused attention for speedy planning and implementation of MIHAN Project.

Plot purchase in Mihan SEZ
1. M/s. Satyam Computer Systems Ltd. has purchased 100 Acre of land for establishing IT campus in MIHAN SEZ. The MoU was signed on December 5, 2005.

2. M/s. Shapoorji Pallonji & Co. Ltd. had applied for 100 Acre of land for Information Technology Park. The land has been allocated to them.

3. M/s. L & T Infocity have expressed interest in 120 Acre of land for developing an IT campus, similarly other leading IT firms have expressed interest in developing their campus in the MIHAN, SEZ.

MADC has constantly persuaded Airlines to operate from Nagpur. Air Deccan has started operations from September 12, 2005. Air Arabia has also started operations from October 16, 2005 and other domestic airlines have approached Nagpur airport authorities for night parking. NAGPUR: When Satyam signed a deal at chief minister Vilasrao Deshmukh's official residence here in December last year to acquire 100 acres of land in the proposed multi-modal international cargo hub at Nagpur (Mihan), it created a big splash.
The confidence shown by the software major in the project injected it with a new life. But bigger things were to follow, like a township outside Mihan with 50,000 dwellings.
As soon as Satyam unveiled its software park plan for Nagpur, a large number of its employees submitted applications seeking relocation to the Orange City.
The company management was dazed by the response, a source close to a top boss in Satyam told TOI. Within days, the company pressed its real estate arm, Maytas, into action and struck a deal to buy 500 acres of land, apart from the 100-acre piece it had acquired under the Mihan project.
Only seven km away from the city on the much-sought-after Wardha road, Satyam plans to invest Rs 3,000 crore in the integrated township project. This is the biggest real estate deal in this part of the country.
Satyam's corporate communications executive Shakuntala Sarkar confirmed that the first phase of the software park project in Mihan would be operational by the end of 2007-'08 "subject to availability of infrastructure like roads, electric supply and drainage".
She said the campus would house 500 people to begin with, and admitted that Nagpur had evinced a lot of interest internally.
"We are expecting some relocation requests to come in when the centre becomes operational," she said. However, she refused to comment on the township project, saying that Satyam was not directly associated with it.
The man chosen to partner Satyam in the township deal is a well-known city builder, Gopal Kondawar of Jagdamba Realtors Pvt Ltd.
Kondawar, whose rustic looks belie his calculating brain, had the foresight to anticipate a big demand, and diversified from his booming construction business to accumulate land in the last two years. It has paid off.
"Not only have they bought the land from me, they have also agreed to make me a partner in their township project__which will be known as the Maytas-Jagdamba township," said an elated Kondawar who has a 20 per cent stake in the joint venture."It will be a first-of-its-kind township."
Work on the Satyam software park, which will generate 5,000 jobs, will begin next month and is expected to be completed by December next year.
Nagpur and nearby cities, where over two dozen engineering colleges are located, produce 9,000 engineers a year.
No wonder then that other software giants, including Infosys and Wipro, have included Mihan and Nagpur in their future plans.

As part of strengthening its presence in India, software major Microsoft Corporation on Wednesday said it would open offices in six cities in the country.
The offices will be opened in Nagpur, Ahmedabad, Indore, Chandigarh, Cochin and Coimbatore.
After opening the new offices, Microsoft will have presence in 13 cities in India, a company release said on Wednesday.
The expansion strategy would include establishing a direct sales infrastructure, broadening partner ecosystem and market education initiatives and programmes, it said.
Microsoft, with an enhanced presence, would enable the small and mid-market organisations to easily access a comprehensive portfolio of its products and services, faster deployment of customized solutions and increased support from both the company and its partners.

Dell, the US leading computer system company, is the new entrant in the city, after Boeing and Airbus.
The company will be setting up a hardware manufacturing facility on 70 acres of land in the state government’s Multi-Modal International Hub Airport at Nagpur (MIHAN).
“Two developers, Vipul Infrastructure and Karamchand Developers, have jointly purchased land in the MIHAN project for Dell. These developers will be constructing the manufacturing facility,”said R C Sinha, MD, Maharashtra Airport Development Company (MADC).
The developers have purchased the land at Rs 35 lakh per acre, which takes the land cost to Rs 25 crore.
The 10,000 acres MIHAN project has 3,645 acres of land dedicated to three Special Economic Zones (SEZs) and a captive power plant. The proposed SEZ spans around 1,000 acres and has received the maximum response among other SEZs.
The IT Park includes companies such as Satyam, L&T and Infotech. Shapoorji Pallonji too have acquired around 100 acres of land in IT Park. The developer plans to bring a host of MNCs as per the list submitted to MADC.

The Maharashtra Airport Development Company has decided to allocate 75 acres of land in Nagpur to aircraft major Boeing to set up its prestigious $100 million maintenance repair and overhaul (MRO) facility.
"The MADC, headed by state Chief Minister Vilasrao Deshmukh, in a crucial meeting in Mumbai has finally agreed to part with 75 acres of land for Boeing," MADC managing director and vice chairman R C Sinha said on Friday.
He said a decision on how much land should be given for the facility was delayed, as the aircraft manufacturer had initially demanded 80 acres adjacent to the 'Dr Babasaheb Ambedkar International Airport' in Nagpur which the MADC was reluctant to part with.
Boeing had, in April last year, announced the decision to set up the MRO in the city. It was part of an agreement with civil aviation ministry while giving final touches to procurement of a fleet of Boeing aircraft for national carrier Air India.
The meeting specially convened by MADC in Mumbai on Thursday was attended by senior officials of the corporation and Boeing, including its vice president Dinesh Keskar.
When contacted, Keskar, who is based in Boeing's headquarters in Seattle, said: "We will soon perform the ground breaking function and hold a press conference."
Sinha said the price of the 75 acres of land has not been finalised but has been left to the state government to decide.
MADC sources said Boeing has shortlisted Air India as partner for setting up the MRO and was in search of a third partner "for smooth running of the project."

Mumbai/Nagpur: Mantri Realty, a Mumbai-based real estate major, is investing close to Rs 1,600 crore for a 300-acre township project near Nagpur. The project is planned to come up near the governmentinitiated Multi-modal International Hub Airport at Nagpur (MIHAN).

Mantri is also planning to set up a special economic zone for information technology services for a planned outlay of Rs 780 crore.While the construction of the township and the IT SEZ will be funded mostly through internal accruals and fresh debts, the company is also talking to some funds from the US. Although the talks with US funds are at a preliminary stage, in case these funds invest in the project, it would be through the foreign direct investment route, company officials said.

The master plan of MIHAN consists of a SEZs for IT and healthcare and will also have a captive power plant and other manufacturing and value added units. The project, spread over 4,025 hectares of land, is expected to generate about 1 lakh jobs. TCS plans to start construction of Nagpur centreMUMBAI: Asia's largest IT company Tata Consultancy Services (TCS) would start construction of its BPO centre in Nagpur by December-January, a top company official said. "We have recently signed an agreement to develop the centre at Nagpur and we hope to receive necessary approvals. The target date for starting construction is by end of year," TCS CEO and Managing Director S Ramadorai told reporters.
TCS had entered into an agreement with Tata Realty And Infrastructure (TRIL) to develop properties on land owned or to be owned by TCS. The MoU covers eight properties located in Pune, Thiruvananthapuram, Kochi, Ahmedabad, Hyderabad, Kolkata, Nagpur and Mangalore, totalling approximately 380 acres of land.
The Nagpur BPO will have a capacity of 5,000 people and the operations from the premises should start within 18 months from the date of construction, he said. "It should take 18 months to start operations from our premises but we could start working from a leased space before it," Ramadorai said.
On restrictions on external commercial borrowings (ECBs), Ramadorai said that the volatility in rupee versus dollar was now behind us. "We are focusing on hedging forward contracts, increasing productivity gains and dealing in multiple currencies but if rupee appreciates beyond a point it will have an impact," he said. Ramadorai again flagged the issue of the US sub-prime mortgage crisis which could lead to the weakening of dollar versus the rupee.

The commercial real estate sector has been booming in the last few years, driven by the high demand from corporates, especially IT and ITeS companies. However, with property prices skyrocketing in tier-I and tier-II cities, these companies are now looking at tier-III cities to set up their businesses.
"Wipro and Infosys set the trend by setting up facilities in Mysore and Kochi. Foreign companies are now moving into these cities as well, said Akshaya Kumar, CEO, Park Lane Property Advisors. Broadly, Nagpur, Ahmedabad, Kochi, Indore, Coimbatore, Mysore and Lucknow come under the tier - III classification.
Consider these numbers: the lease rates in Mumbai, in places such as Bandra-Kurla complex is around Rs 250 per sq ft whereas in the suburbs of Andheri, it is between Rs 55 and Rs 110. Compared to this, the lease rates in Nagpur are Rs 20 to 30 per sq. ft. "And the space available is larger too," said an industry observer. A recent report by Jones Lang Lasalle Meghraj (JLLM Asia Pacific Property Digest - Q1 2007) confirms this.
A large number of IT and ITeS companies such as Dell, Infosys, TCS, Wipro and Persistent Systems are moving into these cities in a big way. Said a Dell spokesperson, "Dell has gone to cities such as Chandigarh and Hyderabad, apart from Delhi and Bangalore because they had a potential to support a large-scale facility in terms of public infrastructure and access to manpower."
Besides the lower property prices, these cities also provide skilled labour. Kochi and Nagpur have a number of colleges and institutions imparting professional education. The literacy rates in these cities are as high as 94 per cent and 88 per cent respectively. As a result, big builders are aggressively getting into these areas. Added Kumar, "DLF, Rahejas and Unitech are scouting for opportunities in these cities because the local builders may not be able to handle large scale projects." For instance, Parsvanath Developers are presently developing a residential project called Prideasia (in association with Chandigarh Housing Board), as an integral part of Rajiv Gandhi Chandigarh Technology Park worth $1 billion (Rs 4100 crore). It will have premium accommodation ranging from one to five bedroom air-conditioned apartments priced between Rs 52 lakh and Rs 3.8 crore.
Sources said Mantri Builders, which is present in Bangalore, Pune, Kolhapur and Sholapur, are planning a 40 lakh sq ft IT park-cum-residentia l complex in Nagpur. The project is going to be announced in the next two months. The company could not be contacted. As Abhishek Gupta, Senior Research Manager, JLLM explained, "These cities are entailing business capacities ranging from 200 to 3000 seats, underlying the strategic role that these locations have come to play in the off-shoring of business processes." And that augurs well for the overall economy.

Tata Group, pioneers of Indian civil aviation industry, is planning to foray into manufacture of aircraft components for exports, reports Economic Times.For setting up the component manufacturing plant, the group is aquiring land at Special Economic Zone in Nagpur. Incidentaly, Boeing, a US aircrfaft maker is also setting up a maintenance, repair and overhaul facility at the Nagpur SEZ.
Tata Motors executive director (Finance) Praveen Kadle said that the company has intentions to enter aerospace sector but nothing has been finalised.
Maharashtra Airport Development Company vice chairman and managing director R C Sinha, whose firm is in charge of putting up the Nagpur SEZ project, said that a Tata company is taking up the land for aircraft component business.
The Tata Group had started Tata Airlines in 1932, which was later taken over by the government that turned it into Air India.

THINGS are moving at an astonishing pace at the Multi Modal International Cargo and Passenger Hub Airport at Nagpur (MIHAN). With the irrepressible R C Sinha at the helm of affairs, being the VC&MD of the ambitious project, and a passionate team to support him, infrastructure works are certainly in high gear.

The Central Facility Building (CFB), being built in an area of 22,000 square metre, is expected to be completed by July 2008. It will house various offices including that of the Development Commissioner, Central Excise, amenities like couriers, banks and the office of MADC itself. It will also have an Incubation Centre to allow software companies to kick-start their work immediately.

A whirlwind tour of the site revealed that most of the work on internal roads are nearing completion. MIHAN has a road stretch of about 52 kilometre within its precincts. Pillars have already been installed on the 2.7 km flyover connecting Wardha Road directly to the Special Economic Zone (SEZ). The 3-storeyed telephone exchange building, built on 15,000 square feet of land, will be completed in another nine months, it was learnt.

All the electric supply sub-stations (six in all) have been differently and intricately designed and are nearing completion. Likewise, work on the Ground Water Reservoir (GSR) - that will get water from Wadgaon Dam - and on the elevated water reservoir (24 metre high) just beside it, is in full swing. The two reservoirs have a capacity of 170 lakh litres and 17 lakh litres respectively.

Yet, quality is one thing that Sinha keeps on harping even while giving a time frame for completion of various projects to engineers and consultants. Known for delivering goods expeditiously, Sinha went about various sites inspecting work in minutest detail and giving subtle instructions on the nuances of design and technique. Listening to the dilemma of a contractor at one of the sites, he asked his senior officers to provide technical guidance and support to the smaller contractors and not just ‘exercise control’ over them.

Sinha was accompanied by Harshawardhan Gajbhiye, Senior Vice President, MADC, MADC Director Arun Bongirwar, Chief Engineer S V Chahande, Project Manager Abid Ruhi and staff.

Boeing Company has made good its first investment commitment in India as part of the Air-India aircraft order to set up a maintenance, repair and overhaul (MRO) facility at Nagpur for $100 million.
This is part of the US aerospace firm’s $185 million worth of investments, in the negotiation for the final price for Air-India’s order of 68 aircraft costing $10.7 billion, the country’s single biggest civilian aircraft agreement ever in value terms as well as number of planes.
Apart from the MRO, the investment includes $75 million for pilot training academy and training and other civil aviation requirements worth $10 million.
“The work on the Nagpur facility will begin by next two weeks,” said Dinesh Keskar, senior vice-president (sales) of Boeing Company. Boeing had received proposals from six Indian states including West Bengal and Karnataka for the facility.
“The MRO will be spread over 25 acres belonging to the Airports Authority of India (AAI). AAI will transfer the land to Maharashtra Airport Development Authority (MADC), close to the international passenger and cargo hub being developed at the same destination. MADC will hold 51 per cent stake in the venture while the rest will be owned by AAI,” said Praful Patel, union minister of civil aviation.
Boeing is already developing an MRO in Shanghai, which is likely to be operational by 2008.
It is also exploring the possibilities of including joint venture partners for the project including the local airlines and has invited Air-India as a possible partner.
“We are keen on partnering Boeing in the project, however, the board is yet to take a final decision on the matter, which would then have to be ratified by the government,” said V. Thulasidas, chairman and managing director of Air- India.
According to a recent Boeing study, the Indian aviation sector would need 856 commercial planes with an estimated investment of $72 billion in the next 20 years to maintain its record growth of 20 per cent in 2005.
“From last year to this year, we have doubled our forecast,” said Keskar.
The Chicago-based firm also said it saw a considerable increase in India’s air freight market as exports were estimated to grow at 5 to 6 per cent a year until 2016.
“The government is considering some special incentives for firms which will invest in developing Nagpur as an international passenger and cargo hub for the country’s aviation industry. We will include these in the new civil aviation polity,” said Patel.

TAL Manufacturing Solutions begins work at MIHAN SEZ

TAL Manufacturing Solutions Ltd, a fully owned subsidiary of Tata Motors, has started construction work at the MIHAN Special Economic Zone (SEZ) for setting up a state-of-the-art plant that would cater to the global needs of aircraft major Boeing.

The fencing on the 30 acres of land earmarked for the project is almost complete while the actual work is expected to begin in a week’s time, it was learnt. Sources said that basically TAL will be manufacturing a special type of sheet that would act as a partition between the cargo and passenger areas of various Boeing aircraft. TAL has been retained by the world’s largest aircraft manufacturer for supplying them with unique components for their aircraft world-wide, revealed sources. TAL is the first company to have begun work in the SEZ attached to the Multi Modal International Cargo and Passenger Hub Airport at Nagpur.
Assistant Commissioner, Central Excise and Customs (Preventive), Nikhil Meshram, who is also the Specified Officer for MIHAN SEZ, informed that Nagpur SEZ would be the biggest in India in terms of size. Most of the global IT majors have purchased land at MIHAN SEZ but are still to begin operations, he said. Meshram said that the Nagpur SEZ was unique not only because of its size but also because of the plethora of operations and industries it would be able to accommodate.
In a way, the SEZ also is ‘multi-modal’ - covering IT, Health Parks, et al, he remarked. When contacted, a senior official from TAL Manufacturing Solutions preferred to keep silent on the specific spare parts that TAL would manufacture for Boeing.
